As of March 13, the following applications are of interest to Highland Park:

The Calgary Planning Commission (CPC) will hear the application for a land use change to M-CG for the property at 4320 Centre A Street NE) on April 21. The file reference is LOC2021-0188. A Development Permit (DP) Application for a 4-plex on this property has also been made and is under review. File reference DP2022-00977. Comments can be submitted online through the City’s development map at developmentmap.calgary.ca.

LOC2021-0175 for a land use change to R-CG at 457 33 Avenue NW will be proceeding to the CPC on March 24. Subsequently, the application will be scheduled for a public hearing at City Council.

Application LOC2021-0187 for a land use change to M-CG at 3404 3 Street NW is intended to permit construction of a 5-plex and 5-car garage on this 63 ft lot. The application was heard by the CPC on February 24 and is now scheduled for a public hearing at Council on April 12. Anyone interested in making a submission to Council should check the Council calendar and agenda. Concurrent with LOC2021-0187 is application DP2021-0979 for the 5-plex and garage buildings. Although the building design has some merit with respect to the family accommodation it would offer, the HPCA raised some concerns about the project. In response, the developer has made a few modifications but without significantly changing the overall design. The application is still under review, and comments can be submitted online via the City’s development map.

LOC2022-0007 at 404 33 Avenue NW is an application for a land use change to R-CG to enable construction of a rowhouse, potentially with secondary suites, is still under review. The comment period on this ended last month. Please note that the status reported on the City’s development map was incorrect as of today.

Development Permit application DP2022-00929 is for a mixed-use building at 115 36 Avenue NE combining residential with commercial uses. This is the vacant lot kitty-corner from Buchanan School. The building design offers three ground level commercial/retail units, five unique residential units above, and rooftop patio space for residents including a small running track.

The Community Association raised questions about a proposed 4-plex at 308 32 Avenue NE concerning ease of access to garages off the laneway, landscaping, and the lot coverage being at the maximum. The file reference is DP2022-00854.

A land use change to C-C2 has recently been submitted for the Foster’s Garden Chapel property. The Land Use Bylaw describes C-C2 as “…primarily for commercial developments such as strip malls and shopping centres that may serve several surrounding communities.” Further details about C-C2 zoning provided in the Land Use Bylaw indicate to us that this zoning is inappropriate for this parcel. Although situated in Mount Pleasant, the property is on our boundary, and we will be submitting comments highlighting our concerns to the City.

An application for a cannabis store at 4319 Centre Street NW was approved on February 14 although the Community Association had opposed the application. The file reference is DP2022-00160.
