There are now three applications pending for a land use change to M-CG (Multi-Residential, Contextual Grade Oriented). This land use is primarily intended to facilitate the development of townhomes and four-plexes.

  • One of these applications is for the parcel at 3404 3 Street NW; the comment period on this application ended December 14. The developer proposes to build a 5-unit structure on the 63 ft lot at this address. The file reference is LOC2021-0187.
  • An application for a land use redesignation at 4320 Centre A Street NE has just been submitted. The file reference is LOC2021-0188.
  • The application for M-CG land use at 308 32 Avenue NE will be going to Council on January 11, 2022. If approved, this will enable the construction of a grade-oriented fourplex. The file reference is LOC2021-0084.

Other development permit (DP) and land use change (LOC) applications of note include:

  • A land use change to M-H1 at 107 40 Avenue NE and 4019 Centre A Street NE was approved by Council on December 6, 2021. This land use will enable construction of a small multi-storey residential building. There is no DP application yet.
  • A DP application has been made for a 4-unit rowhouse with basement suites at 4025 2 Street NW. The application is now under review. The plans for the proposed project can now be downloaded from the City’s development map website at https://developmentmap.calgary.ca/. The file reference is DP2021-8142.

Several projects that appear to have been stalled include:

  • The DP application for a rowhouse at 4024 2 Street NW continues to be under review by the city. The file refence is DP2021-5688.
  • LOC2019-0065 for a change of land use to MU-1 at 4519 Centre Street NW. This application is stuck at the “Submitted” stage. The community association strongly opposed this application.
  • A rowhouse proposed for 204 40 Avenue NW was approved back in June but the DP has not yet been released and the property shows a For Sale sign. The file reference is DP2020-6082.

Over the past 15 years, our community has seen significant redevelopment with a corresponding increase in density. This has led to more young families moving into the community, which in turn, supports sustainable school populations, efficient transit service, and local businesses. Participation at community events like Music in the Park had increased prior to the COVID pandemic, and this gave an uplift to the sense of community spirit. Increased inner city density also helps ease pressures for the city to expand outwardly. At the same time, your community association board is aware of concerns raised by residents regarding privacy or the shadowing effects of new and taller buildings on neighbouring properties or increased vehicle traffic and on-street parking. We do represent these concerns when we submit comments to the City regarding specific development proposals. We also raise matters such as the loss and/or preservation of trees, or the decrease in permeable land area, or concerns about infrastructure upgrades and stormwater management. We encourage all residents to stay abreast of development proposals in the community, and to respond in a thoughtful way when provided the opportunities to do so.
