Happy Spring! Now that the snow has melted we can all breathe a sigh of relief, stretch and start seeing what is happening in the housing market. There are some positive trends happening in the Elbow Park area!
In the first quarter of 2018, real estate trends improved. More specifically, demand for detached homes in Elbow Park has increased. Median list prices are rising while median days to sell are decreasing – two trends that benefits home sellers.
I live in Elbow Park, and I absolutely love the community. The southwest community of Elbow Park is located just minutes away from downtown. From this community, taking the #3 bus to the Downtown Core is an easy option and takes only a few minutes. The bus route also offers the easy option of walking to any number of restaurants, entertainment venues and great shops. Not only is it located near the site of the upcoming annual Lilac festival, located on 4th St SW, but is also only a few minutes further to the shops and restaurants on 17th Avenue as well.
Elbow Park is also at the heart of some wonderful pathways that can take you to recreational areas, including Stanley Park, River Park and, a little further down to Sandy Beach. There are two public schools located in this district: Elbow Park Elementary and William Reid French Immersion Elementary.
Elbow Park also has a fun Community Centre which hosts all kinds of great activities year-round. Located across the street from Christ Church, the centre offers two hockey rinks (and a Charlie Brown rink for those just having fun) and tennis courts, baseball diamonds and basketball courts during the summer months. Christ Church hill is an amazing place to toboggan during winter months, while also serving as a creative playground in the summer months. There is also a tennis league to join at EPTC (Elbow Park Tennis Club) for those with a bit of a competitive edge and a great way to meet new people.
Also for your general understanding of this wonderful community, Elbow Park is one of Calgary’s oldest communities. The community itself was developed in 1910 and many of the area’s original homes have been restored to maintain their original state.
